RESMA (Real Estate Studies and Management Academy), successfully hosted the seminar on New Draft "Gujarat Township Polciy" in association with GICEA ( Gujarat Institute of Engineers and Architects) and FREDAG (Federation of Real Estate Developers Association of Gujarat) on the 16th December, 2006. The one day event had more than 350 participants with RESMA presenting a very crucial analysis of the draft township policy of Gujarat.

nOn Friday, December 1, 2006, The Govt. of Gujarat declared its long awaited ˜Township Policy™.
nThe policy is a draft ™ and govt. has sought opinions from the Industry and Real estate in particular before finalizing. 
qGujarat Govt. intends to facilitate the creation of œIntegrated Townships as competitive Destinations in the State. Such townships to be designed, in pre-defiend areas, to provide and all-round, harmonious environemnt for Business, Civic and Social Amenities.

qGovt. may include 10% of Land/Property to be mortgaged as œsecurity for conformity with Conditions and Norms and Compliance Rules.
qProperty may be released in proportion of progress and compliance.
qGovt. may consider other options, such as : Bank Guarantee or Charge in Revenue Records.
 
Procedures
qStage 1: Preliminary Project Approval
q
qDeveloper to submit the Project Request after securing land purchase agreements.
qThis Request must contain key information like Location, Type of Township, Use Mix, Techno-economic Facility, Marketing strategy, Facilitation required.
qStage 2: Final Project Approval
q
qDeveloper to submit the Final Report with all details. Rating Agencies™ Certificate must be a part of this final Report.
qStage 3 : Monitoring
q Rating Agency shall periodically review the Project progress. 
qDeveloper shall submit Progress Report and Compliance Reports during implementation.
q
qStage 4: Completion of Capital Works
q Developer shall submit the Final Completion Report conforming with all Conditions, Norms and Standards.
q
qStage 5 : Continued Compliance Report
qDeveloper shall submit periodically.
